Our Process
Building a beautiful custom home will be one of the most important events of your family’s life. Fortunately, you have the experience and enthusiasm of Bob Cook Homes to lead you through the entire process. We will approach the construction of your home with the same concern, expertise and attention to detail that we would want for our own. Plus, we back each completed home with a comprehensive one-year warranty to cover every inch, inside and out.
Custom residences by Bob Cook Homes are built around a superb communication process - the cornerstone of delivering a home reflecting your vision. As a Cook home buyer, you will enjoy total involvement at critical building stages, including:
Prior to starting construction, you will meet with Bob and your superintendent, the person who will manage and oversee construction of your home. He will explain the building process, review the blueprints of your home with you, confirm the options or upgrades that you have chosen, and answer any questions you may have.
This is where things really get interesting. You'll choose your cabinets, countertops, fixtures and flooring, plus other options and upgrades that speak to your unique sense of style.
Together, you and your superintendent will confirm that all of the structural, mechanical, plumbing and electrical options you've selected have been completed. Once that's done, just watch the walls go up!
Again you will meet with your superintendent on the job to ensure the placement of cabinets, closet shelves, and any changes to the trim selections you have already completed.
This is the final meeting before you move into your new Bob Cook Home. At this meeting you will learn about the systems of your new home, review your new home warranty and ask any last minute questions.

The quality of a Cook-built home extends far below the surface. As one of the first of only a select few certified ICF (Insulated Concrete Forms) builders in Wichita, Bob Cook Homes has been working with this technology since 1998 with tremendous results.

ICF homes can be heated and cooled with about one-third the energy needed for a traditionally-constructed home. They are also virtually soundproof, extremely moisture resistant, environmentally friendly, have a significantly reduced risk of fire damage and termite damage, and can withstand the wind force of most tornadoes. Many insurance carriers are now even offering a discount on a home owner’s policy for an ICF home for their incredibly strong features and benefits.

Q: What floor plans do I have to choose from?
A: At Bob Cook Homes, when we say custom - we mean it! We have dozens of plans you can review in our office, bring your own plan or just bring your ideas, and we will develop a truly unique, quality home for your needs and budget.
Q: Where can I build my custom home?
A: Whether you already own property, would like to build in one of our dozens of pre-approved areas, or don’t know where to start, we will get you taken care of!
Q: How long does it take to build?
A: On average 4-6 months depending on your selection process and Kansas weather!
Q: Can I afford a custom home?
A: Our custom properties range from $175,000 to $1 million +. We will work with you every step of the way to be sure we are in line with your expectations and budget!
Q: How much more with an ICF home cost vs. standard stick built?
A: On average it will cost 10-15% more for construction, and reduce your energy bills to approximately 1/3. Additional insurance discounts may also be available to further expedite the recoup of the initial cost.
Q: How do Bob Cook Homes compare to the competition?
A: In addition to unique design and award-winning style signatures such as stamped concrete, arched entries and feature niches, we use a higher-grade of standard materials throughout our process than most residential builders. We believe in long-lasting quality, and will not cut corners when it comes to the parts of your home that you don’t always see. It is these selections that will minimize your time and money for upkeep and repair once your home is complete. Due to this standard, we feel confident in extending a 1 year comprehensive warranty on all of our new homes.
